CIG Communities begins site work for Saltgrass Reserve on Vanderbilt Beach Road

CIG Communities, a Cincinnati-based developer with strong ties to Southwest Florida, has commenced initial site work for Saltgrass Reserve, a 208-unit low density luxury multifamily community located on approximately 20 acres along Vanderbilt Beach Road.

            The initial portion of construction includes the demolition of two existing homes on the sites as well as the construction of a dedicated deceleration and acceleration lane, designed to improve access to and from the community. Construction financing was provided by First Horizon Bank and CIG’s largest group of accredited investors to date.

              The second phase of construction will entail the site clearing and installation of utilities for the site. The total construction is anticipated to take 21 months.

We are excited that Saltgrass Reserve will offer many new AMI restricted units for both essential service personnel and future residents who income qualify.”

             With a prime location along Vanderbilt Beach Road, Saltgrass Reserve will offer a mix of market-rate and workforce housing opportunities near employment centers, schools and lifestyle amenities. Approximately 34% of the units will be reserved for families making between 80% and 120% of the area median income, providing vital workforce housing options that are increasingly difficult to find across the region.

              Saltgrass Reserve's 'big house' architectural concept creates a distinct character that blends naturally with the estate-style homes nearby. Thoughtfully designed to deliver an elevated living experience, each unit in will showcase high-end finishes and spacious layouts, with approximately 30% of units offering direct access to private garages. Flexible floor plans feature a combination of studios, one-, two- and three-bedroom units, ranging in size from more than 500- to 1,500- square feet. Saltgrass Reserve will feature a robust amenity package, including pickleball courts, a golf simulator, movie lounge and poolside veranda with an outdoor kitchen.

             Saltgrass Reserve marks CIG Communities' second multifamily development in the Naples market. The firm's first development in the area, Aspire Naples, a 233-unit community across from Seed to Table on Immokalee Road, welcomed its first residents in late summer 2025 and is approaching 50% occupancy. Leasing at Saltgrass Reserve is anticipated to begin in September 2027.
