The dramatic whole-home renovation accomplished the clients’ vision of a vacation residence for entertaining family and friends, added a fourth bedroom and extra storage and upgraded Gulf Coast beach views by reconfiguring the floor plan and strategically removing walls.

“As an established residence, the condo’s main living space didn’t reflect today’s popular open floor plans,” said Steve Miller, vice president of London Bay. “Spaces felt chopped up and dark. There was a wall between the family room and living room, and the island and a desk in the kitchen also inhibited the flow. We were able to open up spaces and enhance the views from the foyer and throughout the residence.”

For the Sancerre project, the team collaborated with the clients to ensure the three-bedroom, four-bath condo reflected their personal tastes and wish list items. The owners also worked with Romanza Interior Design to achieve their vision of elegant coastal-contemporary design.

Removing the wall flooded interiors with natural light and seamlessly connected the family room, kitchen and living room. The team created ceiling details with cove and perimeter lighting, illuminating once-dark spaces, and eliminated an existing fireplace and built-ins to optimize openness. The expanded living space now features medium-toned wood flooring with gray undertones and large expanses of new sliding glass doors and windows.

“The Gulf views are beautiful,” said Miller. “You see water as soon as you enter the residence.”

The renovation team, in partnership with Romanza Interior Design, reconfigured the kitchen layout for improved functionality and flow. This included adding a bar, a large freestanding island with seating for five, pale blue-gray perimeter cabinetry and built-in appliances such as a tall wine refrigerator, separate freezer and refrigerator and wall ovens. The pantry was also updated with custom cabinetry. The fireplace was replaced with a built-in beverage center with an icemaker and refrigerator serving the main gathering spaces.

With its cloud-dropped ceiling accented by cove and perimeter lighting that casts a soft welcoming glow, the foyer provides a fitting introduction to the renovated residence. It also highlights the sweeping Gulf vistas, the premise for interior design reflecting the owners’ love of the beach.

The residence now boasts two master suites, each with large bedrooms offering indoor sitting areas and direct access to spacious terraces. Separate walk-in closets were combined to create a spacious wardrobe room in the primary master room. New vanities, marble flooring, large-format porcelain tile walls and an asymmetrical tub update the redesigned bathroom. A built-in dressing table with a lighted mirror was carved out of the space once occupied by a linen closet.

London Bay Renovation also fulfilled the clients’ request for additional storage, ingeniously sculpting out space in wide guest hallways for cabinetry and linen closets. Guest baths were redesigned from the ground up with luxurious vanities and flooring.

From the revised floor plan and new-found openness, the transformed residence speaks to the client’s individual preferences and how they spend their time in Naples. It also elevates entertaining, offering a singular gathering space with seating areas for nearly two dozen guests.
