Receiving top recognition for a Whole House Remodel and Best Kitchen Design, London Bay Renovation completely transformed a 1980s Park Shore villa into a luxurious, modern-day beach retreat. The clients aimed to add more usable space, emphasize Gulf of Mexico views and modernize amenities for future generations to enjoy in their nostalgic, long-time family vacation home.

Featuring two-and-a-half floors of living space above outdoor living, the home was razed to the bare concrete interior walls, reimagining a fragmented floor plan into an open-concept beach retreat with four bedrooms, five-and-a-half baths and 4,463 square feet. Scaling down the two-story living room to a single floor gained extra space for an approximately 300-square-foot third-floor extension without compromising natural light.

The project introduced smart-home technology and a new pool, incorporated larger impact-resistant doors and windows maximizing water vistas, and expanded indoor and outdoor entertainment spaces with a connection to the beachfront. The new floor plan opens the living room to the kitchen, which now features an island with seating for four and a former breakfast nook transformed into an elegant dining room. It also created a stylish new entertainment lounge with a lighted wet bar and shiplap-clad window banquette in the former dining room, a space previously confined by freestanding floor-to-ceiling columns.

The redesigned third floor accommodates a new flex room with a rollout bed built into cabinetry, an enhanced master suite with double walk-in closets, and converts a former office area overlooking the living room into a private study with Gulf views.

For London Bay Renovation’s dramatic transformation of a 10th floor condominium at Moraya Bay Beach, the team earned awards for Interior Design of the Year – Remodel and Best Master Suite. Guided by ingenuity, imagination and decades of experience, the major renovation realized the client’s objectives, breathing new life – and new light – into the residence through creating wish-list spaces, including a wine room and an office cleverly hidden in the master bedroom. The expert team overhauled the kitchen, master suite, bathrooms and main living areas, reconfiguring spatial and interior design to enhance openness and introduce a coastal contemporary aesthetic that better reflects the couple’s seasonal lifestyle and personal tastes.

The redesigned kitchen created an open-concept floor plan flowing to the dining room and grand salon, an enormous contiguous space showcasing panoramic Gulf views from floor-to-ceiling windows. Imaginative design treatments – narrow cove-lit channels in the ceiling and reglet inserts in the wall of the salon – provide appealing visual accents to expansive surfaces.

The renovation team demonstrated its mastery of space planning in the master suite, carving out a hidden home office with a custom floating desk and a Gulf view behind the bed wall in the spacious bedroom. The bathroom also underwent a major facelift. Removing the walls and relocating the tub and shower enhanced openness while spa-like finishes elevated its opulence.
